Fix and flip FAQ
How do you calculate profit on a fix and flip?
Start from the after-repair value (ARV) — what the finished house sells for — then subtract everything: purchase price, rehab budget, holding costs (loan interest, taxes, insurance, utilities while you own it), and selling costs (agent commission, closing). What’s left is your profit. The costs people miss are almost always holding and financing, not the rehab.
What is the 70% rule in house flipping?
The 70% rule says your maximum offer should be about 70% of the ARV minus the rehab cost. On a house that will sell for $300,000 needing $40,000 of work: ($300,000 × 0.70) − $40,000 = $170,000 max offer. It’s a fast screen, not a final answer — run the full numbers before you commit.
How much do house flippers actually make per flip?
Net profit varies widely by market and deal, but flippers typically target a margin that survives surprises, not a headline number. The mistake beginners make is celebrating gross profit and forgetting holding time, financing and a contingency for the rehab going over — which it usually does.
What costs do beginners forget when flipping?
Holding costs (every month you own it), financing points and interest, closing costs on both the buy and the sell, and a rehab contingency of 10–20%. Miss these and a ‘$50k profit’ on paper quietly becomes $15k in real life.
Do I need software to analyze a flip?
No — a solid spreadsheet is enough and it runs offline with no subscription. Enter purchase, rehab and ARV and it returns profit, ROI and the 70% rule max offer, so you can compare deals in seconds instead of rebuilding the maths each time.
